Accommodations: General Information
Brockway Springs' location on the north shore of Lake Tahoe, offers you a kaleidoscope of things to do and see whatever your mood or lifestyle; from skiing and boating, to exciting casino night life, to a quiet evening in front of the fire. On-site our recreation area has two tennis courts, swimming pool (heated year round), fishing and boating pier, and a club house with saunas and a fitness room. Your vacation condo becomes the ideal spot for an affordable family get-together or an intimate week or a weekend away from it all.

Once you arrive at Brockway Springs all you'll need are your personal items. Everything else is taken care of... from completely furnished condominium units that include free wireless internet access, free HBO, and cable TV with VCR/DVD players to fully equipped kitchens. Our kitchens include dishwashers, self-cleaning ovens, microwaves, blenders and coffee makers. Of course all bedding, linens, and towels are provided. Outside you'll find patio furniture and barbecues.

All our condominiums are privately owned year round homes. Our lake view one and two bedroom townhouses have fireplaces with centrally located laundry facilities. Our three bedroom lake view townhouses have fireplaces with washers and dryers. The four bedroom lakefront townhouses have it all - incredible views!

The Brockway Tower, a seven story building, has breathtaking views of Lake Tahoe and the Sierra Nevada mountains. Some three bedroom units are lakefront, others are lake view, all with ground floor laundry facilities.

Terms of Occupancy
OCCUPANCY - Maximum overnight occupancy is limited to:
1/1 Bed/Bath 2-4 Persons - 3/2 Bed/Bath 6-8 Persons
2/1 Bed/Bath 4-6 Persons - 4/3 Bed/Bath 8-10 Persons

Occupancy limits have been set by the local fire code. Violations of these limits may result in forfeiture of the remainder of your stay. If you have extra guests, please inquire about the availability of units. Association/Project rules must be adhered to.

BOOKING POLICY: Reservations can be made one year in advance of arrival. For SUMMER RESERVATIONS ONLY, you may book June 1st for the following summer. Management reserves the right to change accommodations/assigned unit and to refuse service, up to and including the day of arrival.

RESERVATIONS: All reservations will require a deposit of 50% down payment plus a non-refundable $25 booking fee at the time of booking. We will accept VISA/MC or Check payment.

Cancellation/Changes made 30 days prior to arrival is fully refundable, otherwise Reservation Deposit is forfeited. For HIGH SUMMER, CHRISTMAS and NEW YEAR'S WEEK reservations a 60 days cancellation/change notice is required prior to arrival, otherwise Reservation Deposit is forfeited. PAYMENT: Full payment is due upon check-in. Cash, personal check (check guarantee required) or Visa / MasterCard honored as payment. Rates commission able to ASTA Travel Agencies. Rates subject to revision at any time without notice.

CONDITIONS: Any day arrival. Two nights minimum stay unless posted otherwise. During restricted stays (7 night minimum July, August and New Year's Week) we accept reservations for less than 7 nights based upon availability. We reserve accommodations for the dates that you request and often turn away other potential guests. We do not overbook. Therefore, we are unable to refund for early departures, arrivals a day late or reservation changes within the cancellation period stated above.

DAMAGES: Guest(s) are liable for any and all damages to the premises and to the unit furnishing, equipment and household items therein which occur during guest's occupancy. Credit cards are used as a security deposit for the property. All units are privately owned.

KEYS: Key deposit may be required. Lost keys subject to $50.00 replacement charge. Lock-out Charge.

RECREATIONAL FACILITIES: Year round heated outdoor pool, saunas, two tennis courts, fitness room, pier, and clubhouse.

RESTRICTIONS: Pets, Mobile Homes, RV's, Campers, Boats, Jet Ski's, Trailers and Motorcycles are Prohibited. Prior off-site arrangement must be made.
